Example

Example: February rent for a move on 13 February 2027, four ways of counting

A tenant moves on Saturday 13 February 2027: the new apartment is $1,850 a month from the 13th, the old one $1,425 a month until the 20th, when the keys go back. Two lines, rounding Down: 1850 02/13/2027 with Moving in, and 1425 02/01/2027 - 02/20/2027, which needs no switch.

  1. February 2027 has 28 days. Moving in on the 13th counts the 13th to the 28th, both included: 16 days, so 1,850 × 16 ÷ 28 = 1,057.14.
  2. The old place, 1 to 20 February, is 20 of 28 days: 1,425 × 20 ÷ 28 = 1,017.857, rounded down to 1,017.85.
  3. A 30-day month divides by 30 even in February, so both come out lower. Working days count Monday to Friday, and this page skips no public holidays, so Presidents’ Day (15 February) counts.
Count days by New place, 13–28 Feb Old place, 1–20 Feb
The month’s own days 16/28 days = 1,057.1420/28 days = 1,017.85
A 30-day month 16/30 days = 986.6620/30 days = 950.00
Year: monthly × 12 ÷ 365 16 days × 12/365 = 973.1520 days × 12/365 = 936.98
Working days (Mon–Fri, holidays not taken off) 10/20 days = 925.0015/20 days = 1,068.75

By the month’s own days the tenant owes $1,057.14 for the new place and $1,017.85 for the old one in February. In a short month the 30-day count favours the tenant; in a 31-day month it favours the landlord. Which one applies is what the lease says.

How it works

  1. Type the monthly amount and a date on each line, such as 1500 09/15/2026.
  2. With one date, choose whether it is a move-in (to the month end) or a move-out (from the 1st).
  3. Give two dates for a stay of its own; across a month end each month is counted at its own length.
  4. Choose how days are counted, as your lease or contract says. Working days are Monday to Friday: public holidays are not taken off on this page.

Frequently asked questions

Which way of counting is right?
Whatever the lease or contract says. Counting by the month’s own days is the most common; some landlords use a 30-day month, and some divide the yearly rent by 365, which gives a slightly different daily rate in every month.
Are the move-in and move-out days counted?
Yes, both are included: moving in on the 15th of a 30-day month is 16 days.
How do I type the date? I’m in the UK.
Month first, as in the US (02/13/2027), or year first (2027-02-13), which nobody misreads. A British date whose day is over 12 is read the British way: 13/02/2027 is 13 February. When both numbers are 12 or under, 03/02/2027 is taken as 2 March, so in the UK type 2027-02-03, or 03.02.2027: with dots, a date is always read day first.
Why is February rent different with a 30-day month?
Because February is divided by 30 instead of 28. Sixteen days of a $1,850 rent are $1,057.14 by February’s own 28 days but $986.66 as a 30-day month. In a 31-day month it is the other way round: the 30-day count gives more.
Does the working-days count skip public holidays?
No. This page is read in many countries, so it takes no public holidays off: every Monday to Friday counts, Presidents’ Day and bank holidays included. February 2027 has 20 working days; moving in on Saturday the 13th leaves 10 of them. If your contract leaves a holiday out, take it off by hand: without Presidents’ Day it is 9 of 19 days, so 1,850 × 9 ÷ 19 = 876.31.
Is anything sent anywhere?
No. It is worked out in your browser as you type.
